The Challenge

Define the boundaries and on-site features for 2,700 acres of cypress swamp to ALTA/NSPS survey standards for a property to be acquired and used for Mitigation Bank purposes.

The Solution

TBS was contracted to provide professional surveying services to research and review title to the subject tracts; perform land and hydrographic surveys of property; identify existing utilities and easements on property; identify any title conflicts with adjoining land owners; and re-establish and monument property corners. The subject project was comprised of cypress swamp along or cut by rivers and man-made canals. Adjoining properties ranged from private landowners to subdivisions and camp sites. The client provided an abstract of title, but review found this abstract to be incomplete to meet the requirements of the survey, so an agreement was reached with the client for TBS to conduct an independent title research using a contracted abstractor prior to and during field work. The field survey identified a number of title conflicts with adjoining landowners ranging from small encroachments of utility sites to a 29-acre encroachment and title conflict comprised of established commercial aquaculture ponds. These were identified and discussed with the client to assist in title resolution satisfactory to the title insurer. After resolution of the title conflicts, monuments were set on the property corners and final plats were submitted to the client who filed them with the necessary State and Federal agencies which accepted the plans as compliant with their requirements to approve the Mitigation Bank plans.
